This value-add retail investment aimed to re-position and re-lease an existing shopping center in Sacramento, California. The aggressive schedule included the design and construction of a new 6,000 SF retail pad building and the complete reconstruction of an existing 11,000 Retail space into a build-to-suit Petco in a total of 8 months. The petco remodel included demolishing a large CIP concrete shear wall and half of the existing roof, and rebuilding a higher roof to match the existing section of a newer half of the building. Tenants from the Petco space were relocated to the new pad building before remodel construction could begin, which both complicated the construction schedule an required extensive coordination with tenants. The project was ultimately completed on time and under budget.
